The Naranja Lakes Community Redevelopment Agency (NLCRA) invests in housing rehabilitation, commercial revitalization, infrastructure improvements, and neighborhood enhancement projects that strengthen the redevelopment area and improve the quality of life for residents and businesses. These projects are guided by the Community Redevelopment Plan and reflect the Agency’s commitment to eliminating slum and blight throughout the district.
Bauer Parc South

Bauer Parc South is a 237-unit multifamily garden-style development located at 13755 SW 262 Lane in South Dade, within the Naranja Community Development District. Strategically positioned just off US-1 and within walking distance of the South Dade Transitway, the project aligns with the County’s Comprehensive Development Master Plan to promote transit-oriented urban centers.
The development includes nine apartment buildings with a total building area of approximately 280,705 square feet, inclusive of a clubhouse, leasing office, and mail station. Designed with families in mind, Bauer Parc South integrates open, multi-functional floor plans, lush landscaping with native plants, and amenities such as a swimming pool, clubhouse, gym, playgrounds, and recreational areas. Supported by a $3.5 million grant and a $3.5 million TIF rebate from the NLCRA, the project transforms a strategically located parcel into a high-quality residential community that enhances walkability, promotes sustainability, and supports continued growth in South Dade.
Luxe Grove Apartments

Luxe Grove Apartments is a 300-unit workforce housing development located at SW 236 Street and SW 132 Avenue in Naranja Lakes, Florida. The project redevelops a 10-acre former avocado grove that had become blighted due to Laurel Wilt disease and illegal dumping, replacing it with a gated, well-lit, and professionally landscaped residential community.
The development consists of five three-story buildings offering a mix of 111 one-bedroom, 153 two-bedroom, and 36 three-bedroom units, with an average living area of approximately 900 square feet. Luxe Grove is designed as a transit-oriented, high-density project near the South Dade Transitway Corridor, incorporating energy-efficient features, workforce development programming, and community-focused amenities including a clubhouse and leasing office.
With a total development cost of approximately $74 million and supported by a $3.5 million grant and $3.5 million TIF rebate from the NLCRA, Luxe Grove Apartments advances the Agency’s mission to mitigate rising housing costs, promote economic mobility, and convert underutilized land into a safe, dignified housing option for working families in South Dade.
Legacy Five - Magnolia Point Affordable Housing (Phase I)

Phase I includes five mid-rise residential buildings, 7,500 square feet of retail space, a 500-square-foot police substation, and robust community amenities such as a clubhouse, pool, gym, playground, computer room, and offices. The development also includes critical infrastructure improvements, including a Miami-Dade WASD lift station, and is projected to generate over 400 construction jobs and multiple permanent retail and residential positions. With a total development cost exceeding $117 million and supported by a $3.5 million grant and $3.5 million TIF rebate from the NLCRA, Magnolia Point represents a transformative investment in equitable growth, job creation, and long-term housing stability for families in South Dade.
Artisan Pointe - Housing Trust Group

Artisan Pointe is a transformative affordable housing development located at 26115 South Dixie Highway, strategically positioned near the South Dade Transitway. Developed by HTG Artisan Pointe, Ltd., the project revitalizes a previously vacant and underutilized large plot of land into a vibrant residential community. This development delivers high-quality affordable housing units specifically designed for families earning between 30% and 70% of the Miami-Dade County Area Median Income (AMI). Supported by a $3.5 million grant and a $3.5 million TIF rebate from the NLCRA, the project is a significant economic driver with the potential to generate over $7 million in rental income benefits for the area. By replacing blight with dignified, modern residences, Artisan Pointe HTG advances the Agency’s mission to foster sustainable growth and improve the quality of life for families in South Dade.
